More Space, More Flexibility: The new 70sqm Greenhaven minor dwelling
At Greenhaven Homes, we pay close attention to what people are asking for and how they want to live.
When we introduced our 60sqm, two bedroom Greenhaven Waihi and Revoluton Manakau minor dwellings, we knew there was strong demand for a well-designed, high-quality transportable home that could work in a range of settings. It has proven to be a popular option for people looking to add a minor dwelling to their property or create a compact standalone home without compromising on quality.
But as more conversations happened with clients, a clear pattern started to emerge - they loved the practicality of a two bedroom layout, but many were asking for an additional bathroom.
That feedback led to the design of our newest home: the 70sqm, two bedroom, two bathroom Greenhaven Piha, a transportable home designed to fit within minor dwelling requirements.
The Piha has been designed to meet the changing way people are living, investing, and planning for the future. It is all part of Greenhaven Homes’ commitment to building smarter and creating homes that respond to real demand.
Todd, owner of Greenhaven Homes, says the decision came directly from what the market was telling them.
“Our 60sqm home has been incredibly well received, but we kept hearing the same thing from clients. They wanted the same smart use of space, but with two bathrooms. It became clear there was a real gap in the market for a minor dwelling that offered that extra level of flexibility.”
That demand is being driven by a wide range of uses.
For some, these homes are an opportunity to create a long-term rental and generate additional income. For others, they are ideal for short-stay accommodation or holiday letting, where two bathrooms can add real value for guests.
They also make sense for families wanting to create a separate home for elderly parents, giving them independence while keeping them close. Others see them as a practical first home option for older children, or as a way to add another dwelling to a property for future planning.
A home that works harder
What makes these new homes so appealing is the way they can work for different stages of life and different property goals.
They are still compact, efficient homes, but the two bedroom, two bathroom layout opens up more possibilities. It allows for better privacy, more comfort for multiple occupants, and greater appeal for buyers who are thinking about rental return, family use, or resale value.
“When you look at what people are using minor dwellings for, the need starts to make a lot of sense,” says Todd. “Whether it’s for rental income, holiday accommodation, extended family, or giving older children a place of their own, a second bathroom adds functionality and makes the home work harder.”
It’s not about adding space for the sake of it. It’s about using space well, making every square metre deliver real value, and building smarter for the way people live today.
Designed for today, and tomorrow
Minor dwellings are becoming an increasingly smart option for New Zealand property owners. They offer flexibility, can help unlock the potential of existing land, and create opportunities that may not have been possible otherwise.
For some, that means creating an income stream. For others, it means planning ahead for family. For others still, it is about making home ownership or multi-generational living more achievable.
As transportable homes, they reflect the practical, forward-thinking approach more New Zealanders are looking for when considering how and where they build.
Todd says that is exactly why Greenhaven Homes wanted to bring this home option to market.
“We wanted to create homes that respond to how people are really living. The Piha give clients more flexibility and more options, while still delivering the quality and thoughtful design Greenhaven Homes is known for.”
As with every Greenhaven home, the focus is not just on meeting a need, but on building a home that people will feel proud to own and happy to live in.
